What assistance do you offer Residents in relation to moving?
Waterbrook prides itself on service and attention to detail before you move in. Our comprehensive Moving Compendium has been prepared by our Service Team to demonstrate the way in which we can take care of every detail for you. Don’t even think about the downsizing and packing – Waterbrook can arrange all of that for you.

What about organised social activity?
You can do alot – or do a little… the choice is all yours! The Concierge team will organise all manner of social events for Residents, from theme dinners in the restaurant to movie nights, theatre trips, and even short term holidays.

What recreational facilities are provided at Waterbrook Greenwich?
Surround sound cinema, indoor heated pool and spa, gymnasium, games, craft and woodworking room, library with internet, bowling, putting and croquet greens,barbeque and alfresco dining terraces.

Home delivery services?
We are able to arrange for local businesses to supply items such as groceries and pharmacy lines to your front door.

Can my visitors/guests dine at the restaurant?
Of course! We are delighted to welcome guests of Residents.

Can I have visitors at Waterbrook?
Family and friends are most welcome at any time. We encourage families and friends to visit Waterbrook as often as they wish.

Where are the garages?
Underground. And you have an actual secure, spacious garage – not a car space – with its own remote operated door. 2 bed apartments have a single garage, 3 and 4 bed apartments have double garages.

Is there visitor parking?
Yes – there are 33 visitor spaces allocated.

What is the purpose of the Concierge desk?
Our Concierge Staff are there to meet and greet visitors to Waterbrook ensuring the security of Residents at all times. Our Concierge is also there to assist Residents with any issues or requests, large or small, that they might have from time to time… just like in a boutique hotel.

Are pets allowed?
Yes, small house pets are most welcome.

Are the apartments air-conditioned?
Absolutely, with each one having its own individual system – on or off, hot or cold, the choice is all yours.

Are telephones supplied in the apartment?
Yes – the telephone is part of a system used throughout the Resort which also enables Residents to dial other apartments or facilities such as the Concierge desk, pool area or restaurant on an internal call basis.

What about data cabling and extra power points?
All apartments are wired for pay television and data cabling.

Why does Waterbrook supply all the whitegoods (fridge, washing machine, dryer etc)?
Because it is our responsibility to replace these appliances during your residency at Waterbrook. If an item requires replacement it is our responsibility to arrange and cover the cost. It also means we’ll have just one or two reputable service technicians visiting apartments at Waterbrook from time to time, ensuring greater security within the Resort at all times.

Who is responsible for other maintenance within the apartment... changing lights, fixing leaking taps and the like?
Ask us! Our handyman will also gladly assist with the hanging of pictures within your apartment or any other such small jobs for which you might require some assistance.

What type of healthcare can be provided if required?
There are many excellent care service providers in the market who bring a host of services to you in the comfort and privacy of your own apartment, should the need arise. Such care is supplied on a user pays basis and we can supply more detailed information with regard to this upon request.

How do the Residents have a say in the running of Waterbrook?
Residents are encouraged to elect a Residents Committee which will then meet on a regular basis to review the day to day operation of the Resort, and to approve budgets and rules in accordance with the Retirement Village Industry Code of Practice Regulation.

How much deposit is required to secure an apartment?
To secure your apartment of choice a $10,000 holding deposit is required for all apartments – irrespective of size. The holding deposit will be held in a solicitor’s trust fund. After 4 weeks a 5% deposit of the agreed purchase price is payable and held in trust for up to 3 months which enables the purchaser time to sell their own home. Your contract can be conditional on the sale of your home, so you are confident you are not over committing yourself.

Is my deposit refundable?
Yes – at any time until you are required to complete the contract and settle. Why? Because we want everyone who moves to Waterbrook to be excited about their move when the time comes.

How much stamp duty is applicable on a Lease?
Stamp Duty is no longer applicable on a Lease. This was abolished as of 1st January, 2008.

What is the Departure Fee all about?
When you vacate your apartment there is a fee payable which provides for a number of essential areas: 1) It provides for a contribution to the maintenance fund which is established to pay for major capital works. 2) It covers the expense of refurbishing your apartment once you have vacated in order to maximize the re-sale price before it goes on the market. All expenses incurred in this regard are covered by this fee. 3) The departure fee also provides for a Management fee for the Resort Group.

How is the Departure Fee calculated?
The departure fee is calculated to a maximum of 5 years occupancy, 5% per annum for the fi rst 3 years, then 4% per annum in the 4th year and 3% per annum in the 5th year (calculated on a daily basis) to a maximum of 22%. After 5 years there is no further charge for the length of your occupancy. The Departure Fee is calculated on the re-sale price of the apartment.

If the current owners of Waterbrook sell the Resort, what protection do the Residents have to ensure that the standard of services and facilities remains the same?
Your 99 year Lease is registered on Title and the Services Agreement is binding on any owner of the Resort, current or future. The Services Agreement clearly sets out the obligations of the Resort Management in relation to services offered within the Resort. There are also several NSW Department of Fair Trading Laws which regulate retirement developments like Waterbrook, and these in turn provide Residents and Operators alike with the “rules and regulations” with respect to what can and can not happen within the Resort. The Retirement Villages Act 1999 and the Retirement Villages Regulation 2000 are the most relevant pieces of protective legislation for Residents
